Petitti Garden Centers in Avon, Ohio is a 14-acre flagship store in the chain of nine family-owned retail locations as well as 1,500 acres of wholesale nursery and a 32-acre indoor greenhouse facility. Founded in 1971, Petitti’s is the dominant garden center and nursery business in Northeast Ohio.
Our Challenges and Solutions:
Identify and acquire the ideal location
- Challenge – The site selection process started with understanding the specific need and target population to maximize reach in the company’s chain without cannibalizing other stores. We also needed the market knowledge to locate available property.
- Solution – First and foremost we listened. We listened to the owners of the company tell us exactly what their business plan called for in this new site location. As active developers, we applied that information to sites that fit their criteria and then we prioritized the sites that worked. We picked a location that was not up for sale but was available and located adjacent to a planned highway interchange.
Extremely short time schedule to open
- Challenge – The process began in August with the goal of having the location open and operating by the following spring selling season, which was only seven months away.
- Solution – The schedule required a quick close and a well-coordinated design, entitlement and construction plan. The process began immediately after reaching an agreement to purchase the identified site, which we closed on within 30 days. We immediately built our team that included Petitti’s ownership, the architect familiar with their program, engineers, various sub-contractors, specialty consultants and Liberty personnel. Together we designed an efficient plan that was followed through to completion.
The store was open and operating before the spring selling season deadline and is one of the company’s most successful locations.
