MARKET CONDITION
CHALLENGE:
Diversify the housing stock of Lakewood by offering a mixture of housing options to both attract new residents while retaining existing, with particular attention paid to single story living options.
SOLUTION:
An inimitable urban infill residential plan in joint collaboration with Lakewood City, Lakewood ARB (Architecture Review Board) and the local community provided the following:
• Neighborhood—Community of 40 new homes (10 First-Floor Master; and 30 Traditional Townhomes);
• Placemaking—A walkable and ‘connected’ neighborhood raising the quality of life and standard of living;
• Tax-Base—Returning the existing school property to productive use to provide future tax revenue streams for the City of Lakewood and Lakewood Board of Education.
DESIGN—SITE AND MASTER PLANNING
CHALLENGE:
Design and demonstrate best-of-class new-build residential living that fits within the existing community context of Lakewood while taking into consideration current best practices and desires for todays home owners.
SOLUTION:
Our final mastersite plan offers an extremely well-balanced size and shape to fit comfortably within the existing Clifton Blvd community of western Lakewood. Our urban infill ‘placemaking’ design conscientiously maintains the housing character and heritage of the neighborhood while promoting walkability, enhanced greenspace and neighborhood connection.
Our Result:
Current results speak for themselves, having broken ground in the Fall of 2015, 18 units have been sold creating over $8M of value to the city and community of Lakewood.

McKinley First-Floor Master Townhomes—Inspired through the classical form and scale of a typical Lakewood bungalow. Between 2,240 and 2,570 square feet, these First-Floor Masters appeal to single-floor living buyers. Ground floor layouts include large Great Rooms with adjoining dining and kitchen areas. Ground floor master suites with attached garages allow for easy access into primary living areas. Upper floors offer optional loft space or an additional bedroom—which can be used as either a flex space, den or office. First-Floor Master Bedroom plans offer the flexibility to have either a three-bedroom, two-and-a-half bath or three-and-a-half bath—with the ability to walk up to rooftop decks. Efficiently designed open floorplans create units that “live large” without much wasted space. Sustainable townhome construction and design techniques provide healthy and energy-efficient living and year-round comfort.
McKinley Traditional Townhomes—Generously sized at 1,730 to 1,818 square feet, three-tiered classic urban housing for the modern homeowner. A ground-floor two car garage walks up to the first floor Great Room adjacent to the kitchen and dining areas. Expansive window designs overlook neighborhood streets and community greens. Ground floor flex rooms adjacent to the front entrance offer one the ability to customize floorplans to fit specific personal lifestyle and living needs. Two bedrooms in the upper tier of the townhome are both accompanied with generous bathroom suites. Finally, the rooftop deck level may include private terraces and/or outdoor kitchens. Additional flex space and storage are available with optional basements.
